The Swindlecrest Saga; A Story Of Deceit, Dirt(y) and Dastardly Deeds
Prologue and Disclaimer: Author’s own coined word and definition of “Swindlecrest:” a series of underhanded and dishonest acts, both in the past and ongoing, (specifically relating to land sales, deeds, zoning, permitting and developing), that have occurred and are occurring in San Antonio and Swindcrest, Texas. I have made every effort to be as accurate as possible. I’ve linked to documents and articles when and where available, however, this doesn’t mean that I’m infallible. I also have my own opinion. The fact the were involved and an occurred the day prior to trial, might have swayed my opinion just a tad re the alleged Rackspace ripoff.
Swindlecrest dates back to a which included the former Rackspace HQ parcel of land (1.8 acres, located at 4906 Walzem Rd), as well as the property located behind my home. Saddle-up, dear reader, as there is scandal within scandal. We can’t mention Swindlecrest without bringing up the , which can (in part), be traced back to . This documents the initial 79.470 acre land sale in June of 2007, which includes the 42.870 acre parcel located behind my home from “.” (also known as .), to the “City of Windcrest Economic Development Corporation” (Not to be confused with the “City of Windcrest Economic Development Company,” — or wait, perhaps it was designed to be cleverly confused with “WEDCO!”) For all skeptics who continue to doubt that the land identified as real property ID: 596341 wasn’t in “Windcrest, Texas; Bexar County,” To explain further as to why this is important, — for some very, very strange reason, this property was sold and had already been approved for re-zoning by the City of San Antonio; (NOT the City of Windcrest), to an industrial/business park that is being built behind my home.

, (Principal at ), , , , , , , WEDCO, ( and ), , , and, well, – it’s a bit like an incestuous relationship and almost impossible untangle. How can you explain Michael White (repeatedly?) ? And, for the not-faint-of-heart, (and those who have plenty of time), good luck combing through the land/deed records and trying to figure it out. And, of course, we can’t forget due to the . This list is by no means exhaustive as there were others involved who ended up going to prison along with .
CAST OF CHARACTERS INVOLVED IN SAN ANTONIO:

Although this property was clearly in the City of Windcrest, TX; Bexar County, — somehow, it went through all zoning changes and approvals, (without our knowledge), in the City of San Antonio. It’s interesting that both Nuche and White share several locations in common, however Mr. Nuche very clearly stated, (yes, I have an audio recording of the meeting), he knew nothing about Mr. White. In spite of his denial, it appears has taken a proverbial “leaf” out of Mr. White’s playbook. (This was proven later to be a blatant lie; Mr. Nuche did indeed know Mr. White as he had already done business with him as you will soon see via the documentation below.)

. (Also note the mention of “Iwanta Oil” on page four of this document; again, Michael White’s business.) This is the land behind my home, that, again somehow touches (figuratively speaking) on the same property that was involved in the Rackspace lawsuit as all being a part of Windcrest, Texas. (To be 100% clear, the actual property behind my home was not the property in question in the Rackspace lawsuit. The property in question in the Rackspace lawsuit was loosely referred to as “The Firestone Tract.”) However, at some point, (2007?), the property behind my home was incorporated into the City of Windcrest, Texas along with the original land purchase where Rackspace was formerly located. At the time, there was a big focus on .
This land was purchased on September 22, 2022, and by November 7th, 2022 somehow ALL zoning had been approved by the City of San Antonio? This land was located in the City of Windcrest. How was this possible that the land was already zoned by the City of San Antonio? All they (Nuche of Locus Construction/NIT Industrial), were asking for on the 7th of November was for a variance.
THE MEETING; NOVEMBER 7, 2022
Jeff Nuche of NIT Industrial and a couple of his contemporaries, (I believe Jason Tangen and Dustin Woodyard were there, however, stand to be corrected), had prior to asking the City of San Antonio for a variance approval for “two little pieces.” Mr. Nuche convinces us to go along and “play ball” with him and with his request for the variance request because he promises to help us with our “views.” (aka what we will see when we look out our back windows) This is heart-breaking, as NOT ONCE does he explain that they were going to build up the land 15' — 20' and then build 35' to 45'+ feet buildings on top. One can clearly hear Mr. Nuche state that as soon as he is 101' from my property line, he WILL be building a 45' building, BUT, again, at NO POINT did he state that he would be building up the soil 15'-20'. There is no type of vegetation he can plant that will help “our view.” To be blunt, at this point during the meeting, he’s straight up deceiving us, we just didn’t know it. He also claims that nothing regarding their construction would effect our drainage, however, ! You can hear my neighbor talk about the hawks, and she also asks about the lighting. I want to cry when I listen to this again. There are no other words than we were just straight up deceived. Mr. Nuche’s own words, “We’ll definitely play ball…. we don’t want to be jerks about it…”. What? They somehow bypassed Windcrest, Texas and had everything approved by the City of San Antonio. Something seems very underhanded about this.
I AM AN IDIOT
I’m so bitter when listen to them talk about the “greenbelt,” and the trees that weren’t supposed to be taken out because the person who was in the bulldozer NEVER even got out to look at the trees that were marked. They just bulldozed them. We were duped. The ONLY thing we supported was the variance, based on this conversation, — and yet, we had no idea as to all of the underhanded things that had gone on behind the scenes. Is there no legal recourse when something has gone before the wrong city for zoning? This never should have gone before the City of San Antonio.
Also, when my neighbor specifically asks about the views, be sure to listen to Mr. Nuche’s answer. Unbelievable how we were hustled. Literally hustled.
Mr. Nuche certainly doesn’t want me going to the news, — and he threatens me when I mention it. He’s very, very clear during this meeting. Now I know why, — he already knew that he was selling us a bill of goods. He even lets me know, he doesn’t think I “want to become adversarial.” I question(ed) why he became so aggressive.

No, no actually we don’t want a fight. We really, really wanted to believe what we were told. Unfortunately, hindsight is 20/20, and we were so very, very stupid to believe his lies. We hadn’t done our research and/or found the paper trail. (To be fair, we only had a one week notice, and didn’t even really know where to look.) Oh, how very deceived we were. How I regret my words of support, and obviously, I would have never ever spoke up in favor of anything.
CORRECTION
Correction re a statement I made during this meeting: Mr. Gordon Grabill did NOT know anything about this company. Mr. Grabill had been in contact with Eastgroup Properties and had given his support to them; not Jeff Nuche of NIT Industrial aka Eisenhauer Industrial Venture LLC. In truth, we would have been so much better off with Eastgroup and their proposal than what’s happening to our neighborhood now. (RIP Mr. Grabill) It was my misunderstanding and confusion. Eastgroup HAD submitted their proposal, — yet the confusion was due to no other information in between, — just suddenly we’re informed there was a meeting for a zoning variance.
Nuche’s “Good Neighbor” Gifts: Heartbroken Neighbors, Displaced Wildlife, Deplorable Environmental Conditions and Nightmarish Nightviews
Wow, and the REALLY, REALLY sad part is Mr. “Good Neighbor Nuche” never told us that they were going to spend 2–3 months building up the topography to 15'+ and THEN build 35' -40’+ buildings on top. That equals 50'+ if I’m doing my math right. , and I’ve lost my beautiful that have come to my home for over 25 years. Listen to Mr. Nuche’s comment, “I don’t know why…” when I mention that his two previous industrial complexes have made other neighbor’s lives a living hell. In fact, he callously states, “unfortunately, that’s NOT what we’re discussing…” He’s quite fine with being fined for starting work whenever he wants to start, — he told me we should call the cops.
I’m appalled at the arrogance and the narcissism of Mr. Nuche’s attitude of being “above the law.” His website states, “Built on credibility and reliability.” In my opinion, this is quite the fabrication. We have first hand experience in dealing with his deceit. Mr. Nuche makes claims regarding the current marketing of the “soon-to-come” industrial complex behind me that might not be truthful due to nearby military zoning. It is my opinion that Mr. Nuche will say whatever it takes in the moment to get people to agree and capitulate to his ideas/wishes. Unfortunately, at the end of the day, Mr. Nuche has a history of being quite a different man than one of “credibility and reliability.” (Tip: Research public records for liens against his companies for unpaid work.)
OUR ENVIRONMENT
I once had an elderly neighbor tell me that the land behind me had at one point in time been the site of hazardous dump material. I have no way of confirming this, however, I would love the EPA to come out and test. My health has definitely suffered since the advent of construction starting behind me. Every day I wake up to a runny nose, even though I’m now running three indoor air purifiers. Quite often the status of my INDOOR air quality is yellow. If one is wondering why, Mr. Nuche’s company, Locus Construction, is very stingy with keeping the dust/dirt down.
The Big Questions
How did the land behind me, which was clearly in Windcrest, Texas, get slotted to go before the City of San Antonio for zoning changes? This is huge! If I live in (fill-in-the-blank-county), am I permitted to have all zoning requests submitting and approved by “whatever-city-I-choose?” This seems really shady and dirty, but, what do I know?
Who is overseeing the plans/permitting? We had no idea that this company would be building anything that would be 50'+ above our homes. Due to the blatant deceit, we’re very concerned as to what else may be planned. It’s my understanding that things are still in the process of “being permitted” by the City of SAN ANTONIO.
Where does it end? They are building in my backyard, and the worst part is I can hear the screaming back-up beeping of semi-trucks at 3:30 AM from their other industrial complexes that I can see in the background. (aka the buildings that AREN’T built in my backyard)
I’ve lost my owls, , , Red-Tailed Hawks and Peregrine Falcons. My red-tailed hawks cried for DAYS before leaving. Not sure where the fox, coyotes and deer have gone or will go.
I’ve read articles in other neighborhoods where this type of development is stopped due to preserving wildlife, but I guess we’re not important enough to matter. The day NIT Industrial mowed down the greenbelt I saw the coyotes and foxes running first before I heard the horrible noise. It’s devastating to see the deer, wild-eyed and panting in my yard during the day. They don’t know where to go. Neither do I.
