Do you ever get that awful feeling, that pit in your stomach, that did-I-leave-the-oven-on feeling — when you are cruising through a transaction and all seems fine, until you mention a small but important detail and the client gives you a blank stare? Like they don’t know what you are talking about. And your mind starts replaying every interaction with them, scanning to locate the moment when you explained this detail to them, and you just can’t.

Or when you start explaining this small but important detail to them, and the client finishes your sentences because you’ve already explained this all 3 times?

Yeah, me too. I’m guilty of under and over-explaining critical points to my clients.

It’s frustrating and embarrassing and could cause an avoidable hiccup in the transaction. (Like that time it took 3 business days for my out-of-state buyer’s wire to clear, and the seller refused to release the keys until it did, and I sat in the title company’s lobby tapping my foot all afternoon.)
